Why Modified Bitumen Fits Aging Built-Up Roofs
Modified bitumen shares a family resemblance with built-up roofing, both built from asphalt-based materials, which makes it a natural reroof or recover option over an existing BUR deck that has reached the end of its coating life but still has sound insulation and a dry substrate underneath. We are not asking the building to accept an entirely foreign system, just an upgraded, more UV-stable version of what has already been protecting it.
It also plays well on municipal and institutional buildings working within a fixed capital budget, since the material cost sits below premium single-ply systems while still delivering strong multi-ply redundancy against ponding.
Why We Lean Cold-Applied Downtown
Torch-applied modified bitumen is common in this industry, but open-flame installation carries real risk on tightly packed downtown lots where adjacent buildings sit close together, some with wood lintels, vigas, or other combustible detailing typical of older adobe-style construction. We favor cold-applied or hot-mopped installation methods on those sites specifically to avoid introducing an open flame near older construction and neighboring roofs.
On isolated buildings with more clearance, like some of the light industrial stock along Siler Road, a torch-applied cap sheet is sometimes the more practical choice, and we make that call based on the site, not by default.
Granulated Cap Sheets and Altitude UV
The mineral granules embedded in a modified bitumen cap sheet do real work at this elevation, scattering UV exposure that would otherwise degrade the asphalt base faster than at lower altitude. Granule loss over time is one of the clearest signs a modified bitumen roof is approaching the end of its service life, and we check for bald spots during every inspection, particularly on south and west-facing sections that take the most direct afternoon sun.
Multi-Ply Redundancy Against Ponding
One advantage modified bitumen has over some single-ply options on a Santa Fe parapet roof is the multi-ply build itself. We have also specified it on portions of larger campus-style properties where one wing needs attention now and the rest is still years from a scheduled reroof. Modified bitumen lets a building owner match a new section's appearance and performance reasonably closely to an existing built-up roof nearby, rather than mixing an unrelated single-ply system into the same roofline.
Flashing and Canale Details
The same parapet and canale details that matter on a single-ply roof matter here too. Base flashing has to run up the parapet wall cleanly and tie into the coping, and canale openings need properly formed flashing rather than a field patch stretched to cover the gap. We treat these details as part of the base scope on every modified bitumen job, since a strong field membrane with a weak canale flash still leaks in the first hard monsoon storm.
On older buildings where the original canale liner has corroded or cracked, we replace that liner as part of the reroof rather than flashing new membrane around a compromised drain path. Leaving a failing canale in place under a fresh roof just moves the same leak risk forward a few years.
