A BUR roof with sound felt layers, no widespread blistering, and manageable ponding is usually a strong candidate for a fresh silicone or acrylic coating that extends its service life at a fraction of tear-off cost. A roof with saturated insulation, extensive blistering, or felt that has delaminated from the deck is past the point where a coating solves anything, and we say so directly rather than selling a coating that will fail early.

The old gravel and felt come off down to a dry, sound deck, and we address any drainage design flaws in the original construction as part of the reroof rather than repeating them.

Tear-off on an old BUR roof also gives us a chance to inspect the deck structure itself, which has often been hidden under decades of asphalt and gravel. Wood decking on some of the oldest downtown buildings can show wear that was never visible from above, and catching that early during a planned reroof is far better than discovering it later as a sagging section that forces an emergency repair mid-winter.
